" Mufasa told Simba sternly: " Simba, I am very disappointed in you! You could have been killed. And what's worse, you put Nala in danger! But let's face it, we've all heard of 1 Night In Paris, so let's dispense with that charade and get to the action, shall we?If there's one thing that's patently obvious, it's the fact that Paris Hilton loves the camera and the spotlight (I know, you're shocked). But surprisingly enough, I don't think there is any excessive mugging on her part. Except for in the opening scene when she and her ex-boyfriend Rick are doing it in the dark. Understandably, the scene is being captured using infrared light. The problem is that every time they look directly into the camera (which is often, believe me), it gives you the creeps. You know that glint that you see when you look into a dog's eyes at night? And you thought red-eye was bad. Yeah, those spook-eyes take some getting used to.As for the sex, it's totally decent if you're used to amateur vids. But I have to admit that I'm not. I'm used to background music and different camera angles every other minute in a porn DVD. The feel of 1 Night In Paris, as I suppose it is the case with most amateur videos, lends itself to voyeuristic pleasure. Since the camera angle doesn't change and there's no inane background music, it's more close to the sex you and I know, love, and spy on. It's more realistic and - in Miss Hilton's own words - that's hot.And for an amateur vid, the quality is better than you have any right to expect. So either this Rick guy should have a budding career as a videographer, or the folks at RedLightDistrict did a bang-up job producing the movie.There's this interlude that comes after the first scene where Paris is primping herself in the bathroom and she and Rick have this little dialogue. (To me, anytime there's no sex going on in a skin flick, it's considered an "interlude.") What happens here is, he says dirty things to her, and deep down I think she's kind of turned on by them. But, I think she feels she's not supposed to appreciate that kind of talk. So she puts on this act like she's offended by what the guy says. Nonetheless, the "I'm a good, decent girl and don't talk to me like that" routine starts to wear a little thin after a while. And how smooth is this guy? He gets her to do all this stuff. On camera.There's a middle scene in 1 Night In Paris with some extended coochie-eating. I mean some really looong coochie-eating. Now I'm sure (if you're holding it down like you're supposed to, fellas :)) a lot of you guys take just as long when you go down on your woman. But on camera, it just plays as one long scene, especially when you can't really see the nitty-gritty. You don't ever see the oral-genital contact. I mean looking at Paris' orgasmic expressions are nice, but enough already. (Did I mention that this scene is really long?)And that reminds me of something. Between all the hand-wringing and tsk-tsking on one end, and the subtle winks and rib-nudging on the other, you would think that this is one really explicit video. However, up until the ending scene, you could've aired this before midnight - but after dark, of course - on HBO.Speaking of that end scene, wow. She goes down like a pro, man. She's not pornstar spectacular, but she's really good. The proof is in the pop shot.I guess the bottom-line is if you're a fan of the ubiquitous Ms. Hilton, then by all means rent or buy 1 Night In Paris. It just might be that simple.

Incredibly unappreciated are documentaries, the type of movie that gives us real information about the real world, informs us about what is going on out there and why we should take action against certain things. For some reason, although it is certainly the most real type of genre out there, a lot of people dislike documentaries. If you like documentaries, people always assume you are of the intellectual kind and that you drink fine champagne late at night while you celebrate the amazing amount of knowledge you have.

Although us documentary lovers know this isn’t true, we do like to keep in touch with the world around us and know everything we possibly can about pretty much every subject there is. That is why we watch documentaries, but that is also why we have such a hard time choosing documentaries and realizing which ones are good and which ones are not. Our time is incredibly valuable, but so is information and a good documentary can really give us the type of information we love.

We need to ask ourselves, what makes a regular documentary, an amazing documentary? There is a huge number of factors that play along to answer this question, but possibly the most important one is that the filmmaker must remain impartial regarding the story so he won’t influence it in any way. We all know how words can be powerful, and in a documentary, they can change the whole perspective of things. Opposing the filmmaker, the people involved in the documentary should be the ones influencing and controlling the information represented in the documentary itself.

Although a documentary is made for the purpose of information and enlightenment, it shouldn’t completely satisfy the viewer in these terms. Don’t get me wrong, it should answer every possible question regarding its subject, even the ones the viewer never even wondered about, but it should also approach questions that are completely impossible for the documentary to answer, either because there is no answer, or because the answer is based on opinion or ethical matters. As such, the viewer should keep on thinking about the documentary after finishing it.

Another incredibly important thing is that a documentary should always have proven facts and every time it is considered relevant, it should quote and interview sources. As a matter of fact, a good documentary should contrast information coming from different sources, compare them and check the facts in order to inform the viewer. In these great documentaries, the camera tells the viewer who is really who and allows the viewer to take his own conclusions instead of jumping to them. After an amazing documentary, people are definitely smarter, they can’t cure cancer, but they certainly know a lot more about whatever the documentary was about.

Subbu (Nani) is a shrewd CEO of a multi-million led by Nasser. It is also engaged to his daughter (Ritu Varma) and attesting to the first position in society.As time goes by, one of its land business in a big trouble and desperately Subbu starts looking for a solution. This is also the time when he meets his childhood friend Rishi (Vijay Devarakonda) and Anandi (Malavika Nair). An unexpected incident Rishi causes a huge setback for Subbus professional and personal life.What is this setback? How it changes the world around Subbu? Anandi and where not listed in this establishment? Which forms the rest of the story.

Plus Points: -

Credit must be given to how the script was designed with such a new idea. Topics like these are rare in Tollywood and producers should be commended for trying something new. Once again, Nani proves what a talent power house it is. It showcases the mature emotions in the second half and is superior as a level headed businessman in the first.Beginners Malavika Nair and Vijay Devarakonda are definitely a find for Tollywood. Malavika is good in his role but is Vijay who walks away with the cake. His role was written Rishi supremely well and the young actor did full justice to his character. First half of the film is interesting and runs on apace.The film's production values are top notch and so are the visuals. The legendary actor Krishnam Raju is stunning in its appearance and gives depth to the film. Ritu Varma is beautiful and is capable in his role as a rich girl.

Negative points: -

After starting on a positive note, the film becomes a little slow in the second half. Interval block and some key scenes involving the biggest twist could have been well managed. It is exciting note well in the second half of the film becomes predictable.Are absolutely no commercial elements which is a bit disappointing for the mass audience. Some emotions during the second half do not connect well. Some coming of age scenes involving Nani does not create the necessary impact. Film length is too long as many scenes could be easily modified.

Technical aspects:-

As said before, the visuals are top quality and policy makers have worked hard to present the film in a rich light. Film music is soothing, but it is the background score which takes the film to a decent level. Dialogues are significant and especially those written for Krishnam Raju are superb.Scenario is lively until the first half, but bogged down in the second. idea of the story is new and director Newcomer of way Ashwin Nag runs it is also good. It sets up the film very well until the first part but loses its way a bit in the second.

Verdict:-

Overall, Yevade Subramanyam is coming of age film that is bound to do well in A centers. interesting story, well executed first half performance and Nani are huge assets. On the other hand, a second half slow and lack basic entertainment are not going well with the mass audience and to limit the scope of this decent movie to some extent.

In the decade of the 1960s skateboarding was known as sidewalk surfing. The sport was akin to surfing and the surf mentality. It went underground during the 1970s and 1980s but came back with a vengeance in the 1990s. The counterculture sport has spun off sportswear and fashion that has become its own industry. Every school around the country has a clique that uses the skateboard as the centerpiece of their lifestyle. These skateboarders not only sit around and watch skateboarding videos all day but they also actually practice the sport by going to skateboard parks which are especially constructed so that the skateboarders can do tricks and aerials just like there hero Tony Hawk.

Just watch a skateboarding video once and you will find out that the sport takes the agility and balance of surfing without the comfort of falling into water. When these guys take a dive they hit rock hard concrete. Sometimes considered daredevils, these skateboarders can do tricks which include 360s in midair, 180s that will lift the skateboarder upside down with the skateboard above their head, and daredevil feats such as hopping their board onto a metal hand rail on a set of stairs. If you want to start the sport of skateboarding it is pretty cheap to begin. You can find a board and safety equipment for under $300 at most sporting-goods shops. The sport only gets expensive when you decide to fall into the skateboarding culture and buy the top line equipment and all the fashion and glamour that go with it.

The movie was directed by Stacey Peralta one of the original Dogtown members and co-written by Craig Stecyk who is a skateboarding photojournalist.

The movie shows how in the 1970's in California, groups of surfers with skate boards would find empty swimming pools (due to a drought and ban on water usage) when the waves were dead and use the pools as vertical courses. It all started here. Of course now there are places in public parks that are built just for this activity. daily basis.

The point is -- if the media can make space for someone who
hasn't really done anything interesting, they sure can give you a plug or
two.

Almost any event can be turned into news if you craft a compelling press
release. That means your press release must be "newsworthy", not promotional
material. Editors do not like promotion; they like news. You have a good
chance of getting a plug if your press release can convince the editor that:

You are offering timely and newsworthy information
Your company is new and different
You are doing something unique or are specialized in nature

Editors want news, a "different angle". They want to publish something that
their readers will like to read. Always remember this and you will never go
wrong with your release.

Here are a few tips to get you going.....

Develop a News Hook
Not every event is earth shaking. But even ordinary happenings can be turned
into a "newsworthy" affair. All you need to do is create a "hook" -
something unusual, maybe even bizarre that hooks the reader's
attention and keeps it. Often such hooks are a simple stunt;
e.g. the day "Turok 2: The Evolution" was launched, the gaming
company released large ads with a proposition for the public.
Parents of a child born on that day would get a $10,000 savings
certificate as a gift if they named their baby Turok. The ad
had its intended effect as numerous newspapers devoted thousands
of column inches to debating the ethics of this offer.

The Big Picture
Tie in your activities with a larger concern. When a
considerable number of people are affected by something, it
automatically becomes news. A veterinary pharmaceutical company
needed publicity for its mastitis care product. It sent out a
press release that stated,
"Mastitis costs dairy sector Rs. 6053 crores ($1.26 billion) every year"
Having grabbed the
editor's attention with the sheer magnitude of this problem, it then offered
its product as a solution. You can be pretty sure all the editors carried
this news.

Pyramid Structure
Newspaper reporters follow the Pyramid style of writing. All pertinent
information is contained in the first paragraph. Subsequent paragraphs
elaborate. Historically, editors have had a tendency to cut short the
reporter's
copy. So reporters developed this style to ensure that the
readers get the complete story even if only one paragraph of
their copy is printed.

Follow the same style when you write a release. Write a strong
leading paragraph with the most critical information. Your first
paragraph should answer the main questions: who, what, where,
when, why and how. This ensures that if the editor decides to
use just the first few paragraphs, all the information you want
to convey gets printed.

Watch your Words
Keep your release clutter-free. Use short, crisp sentences.
Break up large chunks of text into short paragraphs. Research
shows that paragraphs of 5-6 easily digestible lines help the
reader understand the subject, even if it is complex.

Avoid buzzwords, jargons, technical language and acronyms. Be
Balanced. Junk the hyperbole. Fancy fonts and vivid colors are
out. Editors prefer standard fonts like Arial (10 points) or
Times New Roman (12 points).

Finally, do a word count. A good release says what it wants in
less than 500 words.

Spice it up. Just a Little
Include at least one hard-hitting quote in your press release.
It's your best shot at getting into newspaper column space. Reporters would
rather include a smart, concise quote in their story than give a lengthy
explanation or summary.

Quotes are an opportunity to emphasize your key points, so quoting your CEO
or top executive is a good idea. Supporting quotes from analysts and
customers add credibility to the announcement and key the reporter in to the
fact that there are people available that they might be able to interview
for a story.

Make yourself available
Reporters like to dig for more information. They are always trying to find a
"different slant". They may not want to print a standard press release. They
are more likely to contact you for a personal quote or unpublished
information. So, make it easy for them to contact you. In your release,
include the line, "For further information and clarifications, contact
So-and-so." Give your contact information: phone, fax, email, and office
address. And then, be available. And have some extra information to share.

Create a Press Kit
The press kit includes a background piece, press releases, photos of your
executives or your products, more story ideas, reprints of previous articles
about your business, a list of customer references and anything else that
the media might find newsy or just be a simple fact sheet on you and your
company. The media may not use everything you give them. But they will keep
it for future reference. And it's
a great way to build a relationship with the press.

If you have got this far, you must have grasped the secret by
now. The trick to a compelling press release is very simple.
Learn to think like a reporter. Put yourself in her shoes.
Anticipate her needs. Then, write a release that answers her
questions. Before she can ask them. Simple,
isn't it?

Advertisements are everywhere! At the movie, in the mail, on television (where ad time almost equals program time in some cases), in printed material like magazines and newspapers, along the road, you name a place and there is probably an ad there.

Americans are bombarded with advertising in every part of life. They go to a movie and are given ads for more movies. They watch TV and find nearly as much time is spent on the ads as on the programs. They drive down the street and see billboards and shop signs. They read the news and find it surrounded with appeals to get their money.

Advertisers must come up with a way to overcome the mental block set up by consumers. How can you get the public to notice your ad above the thousands of others? One method employed to do this is building curiosity with sounds and sights.

Sounds of course often involve music. Many ads on TV includes some type of music to set the mood for you to desire their product. Other sounds are also used to build curiosity and attract attention. It was said that the Superman serials on TV in the 50s were especially popular with kids because of the woosh sound when the hero landed or took off.

Visual curiosity is also used. The newest model of a car is covered with a cloth to build curiosity. Women are used in ads because in general they attract the attention of male consumers. Movie trailers use a collage of clips to titillate the interest and make people so curious that they wont miss the full show.

Allari Naresh needs a desperate hit to get back in the reckoning. He is back with yet another comedy caper James Bond which has hit the screens today. Let’s see whether it gives Naresh a much needed break.

Story: -

Nani (Allari Naresh) is a simple software used to land. He and his family hates getting into problems and lead a very simple life. Twist in the tale arises when he married a lady gift Bullet (Sakshi Chowdary) without knowing its past and criminal activities.
Halfway through his marriage, Nani is coming off original background of his wife and decides to quit and flee the city. Rest of the story is how Nani manages to deal with these difficult situations and solve all its problems.

Plus Points: -

As usual, Allari Naresh is pretty good in his role and has a great time of comedy. He is back to what he does best and entertaining audiences. Naresh looks good and all his scenes with Sakshi Chowdary got out pretty well. Sakshi Chowdary gets a meaty role and expects from him.Comedians Saptagiri, Jaya Prakash Reddy and some other artists have done a decent job. First half of the film is very entertaining. 30 years Pruthvi is hilarious bang during the interval. Second half has moments of comedy and decent enough elements that will be loved by the masses.Praveen, Jabardasth Raghu and Ashish Vidhyarthi have done their roles. Dialogues writings have enough punches and the production values are very good. Some fights picturized on Sakshi are stylish and so raise his character.

Negative points: -

You can not say this as a disadvantage, but the story of the film is quite common and predictable. While Sakshi Chowdary looking at its role, it needs to work on his expressions more. A useless piece of ground in the second half looks a bit vulgar and could have been edited out.Film length is a little long that many scenes could be easily removed. Some scenes featuring Jaya Prakash Reddy and his group have been stretched unnecessarily.
Climax is routine and has nothing new to offer. Some songs in the second half cause an impediment to the flow of the film. The role of Jiva has no weight and therefore the character of Posani.

Technical aspects:-

Production values are very good in the film. Manufacturers do not compromise on the quality of the film and gave it a rich feel. Music is good by Sai Karthik and so is its background score. Editing is low as ten minutes of the film had been edited out. Scenario is decent but gets a bit temperamental in the second half.Coming to the director Sai, he did a good job with the film and has not experienced much. While it is routine comedy, the way he carved it out is good. The place is reeling after a few interesting scenes, the film begins to be on track.

Verdict:-

Overall, James Bond is a decent film Allari Naresh. He holds to its core principles and many entertaining audiences. While the first half is interesting fun, the second half becomes quite routine. All who are having to look Baahubali heavy and are looking for a simple entertainer hobby, James Bond will not disappoint.

Framing and Reframing Your Successes and Failures

I don't get around to watching too much television. But the other night a movie called Deuce Bigelow, Male Gigolo was on. Now I know that some of you who may have never heard of this movie may have some interesting pictures running through your minds. But it is actually just a comedy film, and a surprisingly good one at that. He is basically a gigolo for the under privileged. His clientele include an 8-foot giant woman, to a woman with narcolepsy, and another woman with turrets. But instead of having sex with any of these women, he teaches them how to appreciate their differences and feel better about themselves.

The one scene that really stands out in my mind is the lady with the Tourette's Syndrome (when someone will shout out obscene expletives). She admits to him that she can't go around churches, or the elderly, or around schools, and she is basically limited to her home. So what does Deuce do? A brilliant context reframe. I'll explain what this is in a minute. He comes up with the idea to take her to a baseball game. And when her turrets kicks in, she begins to get the crowd worked up, and they all start shouting with her. It really was brilliantly simple.

So what is framing and reframing? We constantly put frames around the things we do and the things we believe. Consider how you view your previous successes and failures. What kind of frame did you put around it? Was it a useful one?

I remember talking to my wife about learning to drive, and it was interesting to hear her say that when she was first learning, her frame was "I'll never get this!" Whereas mine was, "Oh this is a cinch!" Two completely different frames and as a result two different behaviors occurred. It took her quite a bit longer to drive a car. As we talked some more, I realized that there were differences in our mistakes as well. When she made a mistake, she would say, "Oh great I did it again!" Whereas I would say, "Oh I need to remember to do that (the right way) next time!" And I usually did.

Reframing is changing frames that have already been created. Now some of you maybe thinking, well isn't that kind of like lying. Well you have to realize that your initial perception was not really the "truth" to begin with. It was just how you framed it at the time. If it wasn't useful, then change it now. When I first learned about reframing, I utilized it to help her with her original frame she had about her driving ability. Now notice this often happens. She went from framing her experience of driving to her ability of driving. Now she had a less than useful frame of her driving ability. It had gotten to a point where this frame was making her accident prone. She would always avoid the interstate too. So I took her to an empty parking lot one evening and in thirty minutes taught her to drive my manual shift car. And as she began developing new beliefs about her driving abilities and while having a positive driving experience, I looked over at her as she came to a stop and all I said was "How much easier will driving your car feel?" She looked back at me, smiling, and said, "Yeah!" That is all it took. She reframed all her previous perceptions of her skills and abilities about driving and made them more useful.

You can either reframe the context or the content. When you reframe the context, you find a particular context in which the belief or behavior is more useful. You want to ask yourself "When/Where would this behavior/belief be useful?" When you reframe the content or meaning, you change the meaning of the particular belief or behavior. You may want to ask yourself questions like, "What else could this mean?" "What is the positive value of this behavior?" "How else could I describe this behavior?"

Examples of Context Reframes:

=> Instead of procrastinating getting started cold calling, procrastinate stopping cold calling.

=> Instead of eating to fill emotional needs, eat only when you feel really hungry.

=> Instead of relieving stress by smoking, relieve stress by going for a jog or spend an hour in the Jacuzzi.

Examples of Content Reframes:

=> Don't sell people on the benefits of your products, help them buy the benefits your product offers.

=> Working hard doesn't lead to success, working smart does.

=> Strong leaders tell their troops to advance backwards, never retreat.

Start playing with the frames you have about your successes and failures and begin to make them more useful. Remember to keep the lessons you originally learned, but what else could all your previous frames mean. How much more can you learn now!

Ardhanaari (Arjun) is a transsexual who comes to town and starts killing everyone. It particularly targeted government employees and keeps killing them one after the other in a plane.The cops go on a high-profile mission and finally managed to catch Ardhanaari. They bring to the court and ask her why she committed the murders. A Ardhanaari upset then reveals that she will speak directly to the public.Who is this Ardhanaari? What is she up to? Why she committed the murders? What will she say to the public. For answers to these questions, you need to watch the movie on the big screen.

Plus Points:-

Concept of the film is quite good. The credit must go to director Bhanu to think of something unique like this and make a transgender central character. Second half of the film is very good and especially the emotional narration student the procedure quite well.Arjun, who plays the main role is superb and offers a performance of knockout. Early in his career, he was a complex character like this and he did well enough to hold all the important emotions through the film.

The first half of the film is much too long. Although Ardhanaari character is pretty good, too much time was spent on putting it in value and it takes a lot of time and public bores at times.How Ardhanaari going to kill senior officials is presented in a very stupid way. The emotion presented by Ardhanaari character during the first half did not focus both.Logic goes to a draw in many scenes in the first half. The film is very strong in nature and may not go well with many.

Technical Aspects:-

The background score by Ravi Varma is pretty good. Dialogues are realistic and make you think twice. Editing is below the average that many scenes during the first half could have been trimmed. Coming to the director Bhanu, he does a decent job with the film. The way he told the emotional part in the second half is very good. Had he mitigated the film during the first half and logical featuring murder, the output would have been even better.

Verdict:-

Ardhanaari is a film oriented serious message that is powerful. interesting premise and commendable performance by Arjun as transgender are major assets. If you can attend the first half and noisy and boring do not expect all commercial aspects, this film could impress you with its emotional narrative. Look with an open mind.

The movie starts just second after the last one ended. Marybeth(now played by Danielle Harris, who replaces Hatchets Tamara Feldman) is thelone survivor of the massacre at Honey Island Swamp.Dazed and exhausted after surviving the murderous rampage of Victor Crowley(played by hulking Kane Hodder), her terror turns to infuriation at the thoughtof her father and brother being torn apart by Victor. She decides she needs toget help and come back to the swamp to recover her relatives chopped up remainsand destroy Victor.

A broken-eye hillbilly comes across Marybeth and helps herout of the swamp. But soon he his killed by his own intestines and Marybeth isleft by herself to enact her revenge. She makes her way to that shadowycharacter from the first movie Reverend Zombie (played by Tony Todd). Eventhough he helped get all those people killed, he is the only one that knowsVictor well enough to know how to kill him.

After a campfire meeting where the Reverend tells Marybethabout the true beginnings of Victor Crowley (fits the story perfectly), herecruits several tough-ass hunters and then everybody heads back to the swampfor the showdown.

What follows is an hour of the most imaginative, explicit,mind-blowing murder scenes ever seen in a slasher film. I cringed as certainparts of the male anatomy where hacked and ripped off their host. I know alittle bit about how these movies are made, but I have no idea how the directorfilmed some of these scenes. And in the movie theater where I saw this (beforethe AMC ban) I heard real, audible sounds of horror from the audience. Neverhave I experienced anything like this (do NOT leave this movie early thatlast 2 kills are already legendary).

Yet another reason why this movie works is because the castis so good. Danielle Harris as the heroine Marybeth is perfect in her depictionof terror and anger. She is scared out of her mind but is still able to musterstrength to fight. Of course shes had a lot of practice from acting in all ofthose Halloween movies.

Each month the statement is received in the mail the borrowers have the opportunity to chose one of the options. Only the minimum payment option will give the negative amortization. For a suitable and a well financially educated based borrower this might work if there was a place for the money savings such as a business or other safe investment that is yielding a higher rate of return than the negative growth of the mortgage amount. Later on, lump sum payments can be made to offset the negative amortization from the profit gains from the investment. In that case, the money would be working harder in an alternative investment. Baring that, a borrower can be neck deep in financial trouble real quick. Qualifications for this niche product are at the fully indexed rate for debt to income qualifications. Borrowers can protect themselves, to a degree, by dealing with a lender/broker who will squeeze down the margin to a razor thin amount to keep any increases at the absolute lowest incremental amount.

As an example: Borrowers Bill and Linda have a new $300,000.00 Option ARM (Adjustable Rate Mortgage). The index for the first payment is 4.75%. The set margin as outlined in the ARM Disclosure signed and agreed at mortgage settlement is at 3.25%. Thus the fully indexed rate for the first month is the 4.75% index + the margin in 3.25% = 8.00% representing the fully indexed rate. The minimum payment option is at a rate of 1.00%. If this option is selected, the mortgage would go negative by 8.00% - 1.00% = 7.00% on an annual basis. This option would go negative by $300,000.00 x 7.00% = $21,000.00/12 = $1,750.00 negative the first month. Then the new balance is $300,000.00 + $1,750.00 = $301,750.00. This minimum 1.0% payment rate for the first month with this scenario would lead to a payment of $964.92/month with the mortgage amount going up. This is the minimum payment option. The 30-year fixed payment based on the fully indexed rate for the first month would be $2,201.29/month. The 15-year fixed payment based on the fully indexed rate for the first month would be $2,866.96/month. The interest only option for the fully indexed rate is $300,000 x 8.0% = $24,000.00/12 = $2,000/month with no amortization of the loan (no increase either). This again is the scenario with a built in 2.75% margin, which remains constant for the life of the loan. The maximum negative amortization, depending on the mortgage product can be 115% to 125% of the original balance as two of the more recognized run up limits. In this scenario it could go up to $300,000.00 x 115% = $345,000.00 or $300,000.00 x 125% = $375,000.00. Once the selected trigger limits on run up are reached, the trip wire is initiated and the loan will need to be amortized from then on at the fully indexed rate as calculated monthly. House wins. Borrower loses.

Tommy and Tammy are a little more astute and aggressively negotiated a margin of 2.25%. This half point difference in this scenario will be for the life of the loan. The margin is carved in stone and never changes. With the MTA index at 4.75% plus the 2.25% margin then the fully indexed rate is at 7.00% a full 1.00% below the prior example. Right from the get go the $300,000.00 x 1.00% = $3,000.00/12 = $250.00/month less than per month on the running interest meter. Again, the minimum payment at 1% the payment would be $964.92. The same as Bill and Lindas loan scenario. However, the negative amortization would be 7.00% - 1.00% = 6.00%. The original loan amount of $300,000.00 x 6% = $18,000.00/12 = $1,500.00. The new loan balance would be $300,000.00 + $1,500.00 = $301,500.00. Because of the margin difference, Tommy and Tammys loan is a better deal. The 30-year fixed loan for the first month is $1,995.91/month. The 15-year fixed loan for the first month is $2,696.48/month. The interest only option at the 7.00% fully indexed rate would be $300,000.00 x 7.00% = $21,000/12 = $1,750.00/month. This loan scenario would go negative a lot slower than Tommy and Tammys loan.

If not deterred by all the warnings of the dangers of an Option ARM product with the audience yelling at the top of their lungs-Watch Out, then a borrower needs to get the lowest possible margin available on the planet. If not, bad news will follow. The next step is to lock into the most stable and reliable index possible available after exhaustive research. The broker/lender can take their fees and compensation on the front end of the mortgage origination and keep the margin as low as possible with this Option ARM product.

In conclusion, if anyone is looking at an Option ARM caution needs to be the keyword to this consideration with eyes wide open with full due diligence. If the borrowers are going to be in the home for a few years and the property is in a slow appreciating market, later resale may be in peril if the minimum payments are made each month. If the borrower is going to be in the property for a longer term, the threat of hitting the trip wire for the maximum loan amount of 115% or 125% will kick in and payments will drastically go up on a forced basis. It should be noted Option ARM products contain at least a 2-year prepayment penalty. This would amount to a six-month interest on 80% of the balance. This loan of $300,000 would be with the Bill and Linda scenario: $300,000.00 x 80% = $240,000 x 8% (or at index at payoff) = $19,200.00 for the whole year or six months would be $9,600.00. The Tommy and Tammy scenario (again index at time of payoff) would be $8,400.00 if either would be paid off in the first two years.

Again borrowers watch out. If only they were listening. When things go bad with this product the credit and all that goes with it hits the fan. Foreclosures have accelerated drastically in this niche product and Congress is holding hearings. Never a good sign.
